PLPOA communications about the new Gymnasium

The PLPOA has set up a page on their website that lists much of the communications from PLPOA to members. Note that there is some controversy about the information presented, and these documents may not fully reflect the concerns that homeowners have expressed about the project.

The 1/23/25 PLPOA Eblast - Gym Talk section - has a good summary of project, the voting process, and the difference between the voting for the gym and the 2025 budget. The weekly eblast page on the website is replaced each week, so I have copied/pasted the Gym Talk section to a document which you can download below.

The Gymnasium page includes links to:

Do not expect a direct answer. After submitting a question, the form Thank You page states: We will take your comments into consideration and do our best to answer your questions through our weekly eblast, incorporated into the presentations, or on the gymnasium webpage via the FAQ sections

•The published survey report withholds the collected data regarding how many respondents were in favor and how many were against the proposal. I believe this is important as members' votes may be guided more by their own preferences and the wishes of fellow homeowners, rather than the wishes of the board. To my knowledge, the only recent attempt by the board to gauge member sentiment on capital improvements was the 2023 survey, which did not mention a gym, and which indicated more homeowner interest in trail extensions, lakeside bath rooms and mailbox upgrades over either the construction of a "multi-purpose athletic field for youth" or a "large pavilion next to Rec center."
•However, via personal communication with Lars Schneider, Pagosa Lakes Board President, I have received this additional data from the special assessment survey: the PLPOA received 849 completed surveys, with 338 in favor and 511 not in favor. With a calculated margin of error around 3%, this survey indicates a level of support for the gym at about 40%, with a range of about 37-43%. It is also the only survey that has been conducted since an assessment level was determined
Mr. Schneider points out that: "this represents only a small fraction of the community, and it is even less than half of our annual voter turnout. We anticipate a significantly higher participation rate when the official vote takes place, likely exceeding even the typical annual voting turnout." and that "The intention of this question [asking if they were in support of the gym] was not to survey the community’s overall stance on the project, as that will be addressed through the official ballot." However, it should be noted that this survey was in fact a survey offered to all members and had a response rate very close to the 881 responses to the 2023 survey, which has cited as evidence in support of the gym, and there is no reason to omit the most recent and most informed feedback from the membership.
